Terms Of Service

Terms of the Agreement:

  1. Landlord has the right to inspect the premises without notice at any time to enforce the terms of this Agreement. Should Tenant violate any of the terms of this Agreement, the rental period shall be terminated immediately.
  2. Tenant waives all rights to process if they fail to vacate the premises upon termination of the rental period. Tenant shall vacate the premises at the expiration time and date of this agreement.
  3.  Emergency medical and police service can be called by dialing 911.
  4. Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenant shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenant shall pay for damage, maintenance and repairs should the premises be left in a lesser condition. Tenant agrees Landlord shall deduct costs of said services from the security deposit prior to refund if Tenant causes damage to the premises or its furnishings.
  5. Tenant shall dispose of all waste material generated during the rental period into the designated areas. Tenant is prohibited from leaving trash or any other item outside of the rental unit. 
  6. Tenant of record must be 25 years of age and assumes all responsibility for the occupants of this unit and shall pay for any damage done to the premises over and above normal wear and tear.
  7. No animals or pets of any kind shall be brought onto the premises; this includes emotional support pets.
  8. Tenant shall not sublet the property. Tenant of record must be an occupant.
  9. Tenant shall have no more than the max guests listed for the property reside or sleep on the premises. Tenant agrees to provide Landlord the names of persons occuping the unit during this Agreement.
  10. Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners and guests. Tenant shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance shall be grounds for immediate termination of this Agreement and Tenant shall then immediately vacate the premises. Quiet hour starts at 10pm. Pool and outdoor noise should be kept to a minimum.
  11. There shall be no smoking or vaping inside the unit or in any part of the property not designated. 
  12. Landlord shall provide one towel and linen package, cups, knives, forks, spoons, dishes and other items commonly used to prepare meals. Landlord will provide initial setups only which includes one roll of toilet paper, one soap per bathroom, two dish detergents if applicable, one trash liner, two laundry soaps if applicable. Any additional toiletries or consumables are to be purchased by Tenant at Tenant’s expense.
  13. Tenant and guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant, and Tenant should purchase their own insurance for Tenant and guest if such coverage is desired.
  14. Tenant agrees to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement. Should Tenant breach any part of the terms of this Agreement, Landlord may evict immediately and Tenant will automatically forfeit any remaining rental monies. 
  15. If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenant stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant vacation. Tenant will be given at least 24 hours advance notice to show.
  16. Tenant expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Tenant do not intend to make the property a residence or household.
  17. Tenant understands property may occasionally experience outages and weather conditions that are beyond Landlord control. No refunds or compensation will be given for any outages
    or weather related issues unless mandated by local, state or federal authorities.
  18. Should Tenant leave the unit excessively dirty, Landlord reserves the right (at Landlord’s discretion) to double bill the Tenant for cleaning and to restrict them from any future stay. Tenant is responsible for following all departure instructions. Tenant will be charged for any added charges by cleaning company from Tenant not following departure instructions. Amount will be deducted from Tenant damage deposit.
  19. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
  20. It is the Tenant responsibility to learn about safety precautions, warning signs of water conditions and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and Tenant accepts fully the risks involved. 
  21. Only legally owned and permitted firearms shall be allowed on the premises according to state and local laws.
  22. Tenant agrees that fireworks and other hazardous materials are prohibited by law in or around the property.
  23. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement immediately with no refund of rent or deposit money paid.
  24. Should there be an owner’s closet, Tenant agrees not to access the owners closet, even if unlocked, which could contains cleaning supplies or chemicals that could be hazardous to children and adults. 
  25. Tenant is advised that if the property contains a gas stove and cook top, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
  26. The property has a fire extinguisher near the kitchen area. The fire extinguisher was fully charged at last inspection. Tenant agrees to use the fire extinguisher only for true emergencies.
  27. The property has smoke detectors functioning properly at the time of rental. Tenant will notify management without delay if a fire alarm chirps or has a low battery condition.
  28. Tenant is advised there are no carbon monoxide detectors on the property and accepts the risk involved in not having one.
  29. Tenant shall see to their own security while in the property by locking doors, windows etc. when its prudent to do so.
  30. Valuable items left behind by Tenant will be held for the Tenant and every reasonable effort will be made to contact Tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. Landlord shall not be held liable for condition of said items.
  31. Cable TV and WIFI is provided. No refund shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
  32. Doors and windows shall be closed when heat or air conditioning is in operation. Any cost for a service call required as a result of a door left open while the A/C is running will be Tenant will be responsibility.
  33. CANCELLATION POLICY- 30 DAYS PRIOR TO ARRIVAL 100% REFUND, 15-29 DAYS CANCELLATION PRIOR TO ARRIVAL 50% REFUND 1-14 DAY CANCELLATION PRIOR TO ARRIVAL  NO REFUNDS

However, these are individually owned units and photos or furnishings may change prior to your arrival and without notice. If this is an issue or you are booking for a specific item or furnishing please contact us 30 days prior to your arrival date.
  35. *Pest control services are mandatory and may or may not occur during your stay. If that is an issue please do not book this stay. Refusal to comply during your stay will result in immediate revocation of your rental Agreement. Any remaining rental days and all monies will be forfeited.
